When it comes time to sell your home, you want to maximum the resale value. Fortunately, making sure your home is in tip top shape isn’t rocket science. Today, we are going to cover 5 things you should do before listing your home to get the most money from the sale.

  1. Make Sure it is Clean & Odor Free

When a potential buyer walks into your home, the scent of the home sets the tone of their walk through. Potential buyers want to picture their lives, not yours. The odor of a dog, cat, food you’ve cooked can be a real turn off. Many products like Febreeze and Air Wick just somewhat mask the odor. Scented candles can be a good option, but choose the scent wisely. Not everyone will like “Vanilla Cupcake”. Your best bet is to use a product that eliminates the source of the odor. Products that are enzyme-based are great for breaking down urine odor. If there are multiple things contributing to the odor a product that neutralizes is the best choice. Neutralizing products destroy multiple causes, not specific types, like enzyme- based products. Next, you should focus on the overall cleanliness of the house. Dishes and laundry should be put up, trash taken out, toys put away, and bathroom scrubbed. Remember, you want the potential buyer to focus on the house not your belongings.

  1. Get Rid of Unwanted Guests

If a buyer sees a mouse or cockroach, they will mostly likely stop and run out the door without even finishing looking at the house. Buyers that see one mouse or bug will automatically assume that there is a major infestation, even if there isn’t. A few weeks before listing your home call a pest control company to check for termites and eliminate pests. If you have termite damage, it is best to know before the house is listed.

  1. Freshen Up Your Landscaping

Curb appeal is a must! Landscaping shouldn’t be overlooked as it is probably the reason that buyers are visiting to begin with. If there are weeds and vines growing everywhere, that is a good indication of what could be going on inside. If the house needs maintenance on the outside that is probably true on the inside, as well. Freshening the landscaping can be as easy as, planting a few bright flowers in the front and adding new mulch.

  1. Fix Broken Pavement and Concrete

As mentioned above, maintenance needed on the outside usually means maintenance is needed inside. After you’ve worked on the landscaping look around the property from top to bottom. Again, you want the focus to be on the house not the flaws.

 

  1. Remove Clutter and Stage Each Room

Removing clutter is not the same as having a clean house. Removing the clutter simply means removing all extra things in the room that aren’t needed. Any extra picture frames or trinkets need to be stored.  This is important in the kitchen too. Large kitchens add value to the house. Remove anything on the counter that isn’t necessary such as mixers and convection ovens.

Having overstuffed closets isn’t ideal. Place the items you don’t need, but want to keep in a storage unite or a portable storage building. Every room needs staged after it has been de-cluttered. Add throws and pillows for an inviting feel. Also, add a modern rug and some light furniture to make the room feel up to date and trendy.

These five tips will have buyers excited over your property. As you can see, a few simple changes can make a huge difference in the value of your home. Potential buyers need to be excited by the curb appeal of your house, as well as, the initial feel of your home. A fresh scent and de-cluttered house will go a long way.

Essential Oils are all the rage right now because of their vast uses and effectiveness. Most people know the health benefits of using these oils for everything from heart to hair, but did you know that you can clean with it?

While we all worry about what we put into our bodies we sometimes overlook what we put ON our bodies. While cleaning, you come in contact with the product on your hands and arms and even breath in those chemicals. Many people have replaced medications, shampoos, and moisturizers, but often overlook cleaning products.  Not sure what oils to clean with? This is your beginners guide to essential oils for cleaning.

Lemon- Lemon fresh, you’ve probably heard this before because it is a wildly popular scent for cleaning products. Besides the fresh scent, it is great as an antibacterial and antiviral cleaner that can be used on counter tops. Add ¼ cup white vinegar, 1 ½ cups of distilled water with 25 drops of Lemon essential oil in a glass spray bottle and you have an all-purpose cleaner.  Lemon can be used as a wood floor cleaner too. Add 10 drops of lemon oil with 2 cups of distilled water and 2 Tbsp of white vinegar into a glass spray bottle.

Wild Orange has a great scent that purifies the air. Wild Orange is also used as a multi-purpose cleaner which can be used on counters in the bathroom and kitchen, tables, and kitchen and bathroom sinks. Wild Orange is great for fighting grease.

Citrus Blend is another great option for surface cleaner.  For dishes add 6 drops of Citrus Bliss, 2 cups of unscented Castile soap, 20 drops of Lime, and 8 drops of Lemon and you have an effective liquid dish soap.

Peppermint is an antibacterial which makes it a great addition to many general use cleaners.  This can be used as a natural deodorant that also deters pests. Mix 1 cup of water with 10-15 drops of peppermint oil to deter ants and spiders.

While cleaning we often introduce harsh chemicals that are unsafe for people and pets, especially during the winter months. Instead, we need antiviral and antibacterial solutions that don’t involve grabbing the nearest bottle of bleach. Many oils give just those cleaning properties. Regular cleaning products also leave a “chemical” odor left behind. Cleaning with Essential Oils will not only leave a fresh, pleasant scent, but they are actually air purifiers.

While most people think of deep cleaning in the spring, it is every bit as important in the Fall. As we move towards flu season, it is important to sanitize your home to reduce the spread of germs, keeping your family healthier. Here are 5 tasks we suggest tackling this Fall.

  1. Check & Clean Your Smoke Detectors

While this isn’t a typical cleaning task, it is very important to regularly check the smoke and carbon detectors in your home. We recommend am minimum you check them at the start of each season. If you haven’t done this before, here is a quick overview of what to look for.

  1. Clean and Rotate Your Mattresses

Every few months is a good time to rotate your mattress. A simple rotation can help to eliminate dips in the mattress. If you have a standard mattress you should flip it over while a pillow top should be rotated 180 degrees. After you adjust the mattress, use a natural cleaner like baking soda to deodorize. Simply sprinkle some on and vacuum it up after about 15 minutes.

 

  1. Clean your Carpets

To extend the life of your carpet it is recommended that you clean it at least once per year. We often opt for twice per year. Once in the fall and once after the spring rainy season is over. There are several effective natural cleaning products for your carpet so we recommend avoiding harsh detergents or chemicals.

 

  1. Vacuum Your Upholstery

It is easy for a haze of dust to go unnoticed on your furniture. Take some time this fall to vacuum all of your upholstered furniture. Be sure to clean both sides of the cushions and the back of the couch as well.

 

  1. Clean Out Your Cabinets

The holidays are just around the corner and that means stocking up on your families’ favorite foods. Before you pack your cabinets or pantry, take some time to remove any outdated items while wiping down the shelves.
